Developing 100% of the available land
CILSA closed 2016 with a turnover of €40,7 M and an EBITDA of €19,9 M, generating a business cash flow of €17,1 M.
CILSA has ended 2016 with excellent economic results in line with recent years; has recorded total revenues of 40,7 million euros, an EBITDA of 19,9 million euros and its Net Income of 5,2 million euros, therefore consolidating it as a partner of logistics infrastructure reference for their clients. These relevant figures have been achieved thanks to an average occupancy of logistics ships throughout the year of 96,4% and an occupancy of 97,2% at the end of the year, in addition to the contracting of 162.000 m², which represents 24% more contracting compared to 2015, of which 22.500 m² are new contracts and 139.500 m² renewed contracts.
CILSA will complete the development of the ZAL Port and will build up to 450.000 m² (depending on the type of warehouse: logistics, crossdocking, e-commerce, …) of top quality warehouses and that will adopt energy efficiency measures such as the use of alternative energies, the improvement of indoor environmental quality, efficiency in water consumption, the sustainable development of free spaces on the land and the selection of recycled materials, which will allow us to obtain LEED certification for all of them.
To do this, it will invest up to 200 million euros, which will come from the company's own resources, from the capitalization of a participatory loan of 20,5 million euros by the shareholders and from 75 million euros of external financing after the signed loan. with the European Investment Bank and that it has the guarantee of the Investment Plan for Europe under the Juncker Plan, which is added to the rest of the EIB financing that CILSA already had.
CILSA's net financial debt stands at €102,1 M at the end of 2016 with a backlog (income from signed contracts) that has increased by 8% compared to the previous year, reaching €263 M, thus demonstrating the financial solidity of the company and the trust of customers in the ZAL, as a strategic logistics location.
The good results achieved in recent years, together with the support of its reference shareholders, mean that CILSA has a solid financial position that will allow it to complete 100% of its development in the next four years.
New developments
During 2016, the construction of two new logistics ships that will have LEED certification, one of which has already been delivered to Carrefour; This is the 18.200 m² warehouse that is intended entirely for cold operations (frozen and refrigerated), which will allow rapid distribution to the group's establishments, and will be equipped with the latest advances in cold storage technology and for the which CILSA has invested more than 12 million euros.
The second building, a 16.900 m² crossdocking warehouse, is located on plot BZ2 in the ZAL Port-Ciutat on a 54.000 m² plot. The strategic location of the ZAL Port – Ciutat, -at the intersection of A Street and 21st Street of the Zona Franca-, with very good land connections, close to the Port of Barcelona and especially to the Barcelona International Airport– El Prat has been decisive for the location of this modern distribution center.
It will be equipped with the most modern technology for automated classification activity, and will unify international and domestic operations in a single module from one of the international distribution leaders. Delivery is planned this coming summer.
The construction of 150.000 m² of turnkey contracts are currently being negotiated with international players first level in the textile sector, large distribution, freight forwarders and e-commerce.
All of this will allow once 100% of the development is completed, ZAL Port will configure a logistics park of 1.000.000 m² of top quality warehouses within the first logistics crown of Barcelona, in the Port of Barcelona, becoming without a doubt the reference logistics hub for Southern Europe.
